Ram Foresta's Connectivity: What I'm thinking for Pune commutes
Hey everyone, I've been looking into Ram Foresta, an upcoming project by Ram India Group here in Pune. With an average price of ₹11170 per sqft and units ranging from ₹85.00 L to ₹1.21 Cr on its 0.29 acres, it's definitely in a competitive segment. My main focus, like many of you, is how practical it will be for daily life, especially regarding connectivity. Ram India Group has a good track record since 1991, known for choosing strategic locations. This gives some confidence that Ram Foresta might be well-placed for road access. Pune's traffic can be challenging, so proximity to major arteries without being directly on a noisy main road would be ideal. For metro access, being an upcoming project means we need to consider the evolving metro network. If it's near a future station, that's a huge plus for commute convenience to business hubs like Hinjewadi or Kharadi. Reduced travel time makes a big difference to lifestyle. Without knowing the exact location, it's hard to say for sure, but this is something to research once more details emerge. The overall transport infrastructure, including bus routes and local transport options, will also shape the end-user experience. A well-connected spot means less time stuck in transit and more time at home. My verdict is that while the builder's reputation for strategic locations is a good sign, prospective buyers should definitely deep-dive into the exact site plan and future infrastructure projects in its immediate vicinity to fully gauge commute convenience.

It's interesting that the post mentions Ram India Group has a good track record, then the data says 'Total projects: 0'. This discrepancy is really confusing. Maybe the 'Ram India Group' mentioned in the post is a different entity, or the data is incomplete? This needs clarification before anyone makes a decision based on 'reputation'. We need to be super careful with our hard-earned money.
I'm looking at the possession date: December 2028. That's a long time from now. A lot can change with traffic patterns and infrastructure in Pune by then. The developer having '0 projects' means we can't even check their past delivery timelines. What if it gets delayed? That's a huge financial and mental stress for first-time buyers.
Exactly U8! Delays are a nightmare. And with the current real estate market conditions, builders sometimes struggle with funding, leading to even more delays or quality issues. I'd ask for a clear project plan and financial stability proof before even considering. This is a lot of money to risk.
Haan bhai, delays are common. My friend booked a flat in Amanora Park Town a few years ago, and it got delayed by almost two years. Imagine paying EMIs and rent simultaneously for that long! For a builder with no track record, the risk of delay is even higher.
Regarding connectivity, I heard some rumours about a new metro line extension planned towards this general area, but nothing concrete. If that happens, then the location could become a goldmine. But that's a big 'if'. And the prices are already quite high for an 'upcoming' project. My budget is tight, so I need something more certain.
Totally agree with U6. Future infrastructure is a gamble. Focus on what's available NOW. Pune's current market is already a bit inflated, and buying into an uncertain future for such a big investment is too risky. ₹11170 per sqft for an upcoming project seems steep without confirmed connectivity benefits.
That metro rumour is exactly what builders use to hype up projects. Don't fall for it unless there's an official PMPML or PMC announcement with a timeline. I got burned once waiting for a 'future' flyover near my current place in Ambegaon Budruk. It took 7 years to even start!
The RERA number is P52100080286, I found it. But U3 makes a good point. A builder since 1991 with no projects listed is weird. It could be a new entity of an older group, but they should specify. Connectivity is important, but if the project itself is shaky, what's the point? I'd rather pay a bit more for something with a proven track record, even if it's further out towards say, Anand Nagar.
Hey everyone, the OP here. I'm really torn about Ram Foresta. On one hand, the builder's reputation for picking good spots is encouraging. But the price range of ₹85 L to ₹1.2 Cr for an upcoming project, plus the 'total projects: 0' in their profile, makes me a bit nervous. Connectivity is key for me, I work near Hinjewadi. What are your thoughts on trusting an upcoming project like this, especially with Pune traffic?
I agree with the concern about 'total projects: 0'. It's confusing. Maybe they've worked as a development partner before, not a main builder? But still, for that price in an 'upcoming' status, with possession by Dec 2028, it's a long wait. I'm also looking for something near Hinjewadi, maybe Akurdi side, and this just feels too uncertain. What's the RERA number for this one?
Yaar, 'total projects: 0' for a builder since 1991 is a huge red flag for me. How can they have a 'good track record' if they haven't completed anything? This sounds very risky, especially for a first-time buyer like us. I'd be super cautious.
