Ramanashree California Gardens Layout keeps coming up every time I shortlist something. I work in real estate, so I know the super area vs carpet area games, but buying for myself, I need honest opinions. Prices here seem quite high, like ₹1.4 Cr for a 3BHK, which honestly feels a bit much. Is it just me, ya phir are these prices actually justified? Kya negotiation ka scope hai, off the record? Aur water situation ka kya scene hai? I've heard mixed things about borewells and tanker dependency. Builders always tell you municipal water is 'coming soon', but real ground reality kya hai? For resale, agar kal ko shift karna pade, is it easy to sell a property here? Matlab, liquidity kaisi hai? I'm trying to see through all the marketing. Koi insider advice de sakta hai? Should I push for this area or look elsewhere like Kanakapura Road? Not sure if the premium is worth it long-term.

I checked Ramanashree California Gardens last month. The per sqft rate they quoted was around ₹7500-8000 super built-up, which is way above market average for that specific micro-market. RERA data for similar projects in the vicinity shows much lower. Negotiation? Forget about it, they act like they're doing you a favour. This current market condition in Bengaluru means many builders are holding prices firm, hoping for a boom.
U8 is absolutely right. Builders know people are desperate to buy. They've factored in all the 'marketing' and 'premium' into that price. My advice: don't get emotionally attached. If it feels too expensive, it probably is. Don't let them rush you. Look at resale options nearby, sometimes you find gems if you're patient.
U9, transparency toh hai, but RERA doesn't dictate pricing. Builders still have control over that. Especially for projects that are nearing completion or already completed, they know demand is high, so they don't budge much.
U8, negotiation ka scope RERA projects mein bhi itna limited hota hai kya? I thought RERA would bring more transparency.
Sahi pakde ho! Water is a massive issue. I live close by, in Aavalahalli, and for the longest time, it was pure tanker dependency. Builders promise the moon, but ground reality is different. We still struggle sometimes during peak summer. For resale, people are now much more aware of these issues, so it can definitely impact your selling price. Don't just believe what they show in brochures.
Haan, U5 ki baat sahi hai. Mera friend bought in Adigara Kallahalli, same builder, aur abhi tak tanker se kaam chal raha hai. Promises weren't kept. It's been 3 years for him.
