Ramprastha Greens prices are getting ridiculous

Okay I'll be honest — buying for myself is way harder than selling. I've been eyeing Ramprastha Greens in Ghaziabad for a 3BHK. Builders like ATS and Mahagun have projects there, but bhai, prices seem too high, especially for resale. Is ₹1.1 Cr for a 3BHK justified? I know the Delhi-Meerut Expressway connectivity is good, but andar ka traffic ka kya scene hai? Aur water supply ka bhi sunna hai, municipal water aata hai ya borewell pe depend karna padta hai? As a broker, I know the super area vs carpet area games, but what's the actual ground reality for residents? Koi negotiation space bhi hai ya demand inflated hai? Also, if I need to sell in 5-7 years, kitna easy hoga? Really need some honest opinions, off the record.
