I'm looking for a property near my office in Afzalpur. Pearl Heights is a bit far for me, but the price range is within my budget. But if the appreciation is slow and rental yield is low, maybe it's better to stretch a bit for a pre-leased property or something with better future prospects. The current market conditions in Ghaziabad are not very favourable for quick appreciation anyway, unless it's a prime commercial spot.
Small number of units can be good for a close-knit community, but U8 makes a valid point about corpus. My cousin lives in a society with 100 units in Abhay Khand, and they struggle with big repair works because funds are always short. Plus, builder support after so many years is almost nil. You're on your own.
Being a first-time buyer, I'm just scared of making the wrong decision. This project has 84 units, which is a small number. Does that affect society management or future redevelopment potential? Less units means less corpus fund, right?
I checked out Pearl Heights last month. The location is good, near Vaishali and connecting to NH-24. But the buildings looked a bit dated from outside. Inside, some flats are well-maintained, others not so much. I think appreciation depends a lot on the specific flat and how well it's kept. My broker showed me a 3BHK for 1.7 Cr, but the owner was ready to negotiate till 1.6 Cr. Is that a good deal for that area?
U5, you're right about the dated look. My wife and I also visited. We liked the amenities, but the common areas felt old. We're first-time buyers, so every penny counts. Is it worth paying 1.6 Cr for a 2008 project when newer ones are available for a little more in better-developed parts of Ghaziabad? What about structural integrity after so many years?
1.6 Cr for a 3BHK in Pearl Heights seems okay-ish, but check the size carefully. Sometimes they quote super built-up. Also, compare with newer projects in nearby Ahinsa Khand II. You might get a fresher apartment for a similar price, albeit slightly smaller. The maintenance can be a headache in older societies.
Capital appreciation post-completion is always tricky to gauge accurately. I work in real estate but buying for myself is different, especially with a completed project like Ramprastha Pearl Heights. The listed price, around ₹1.36-1.77 Cr, seems decent but I'm trying to figure out the actual capital appreciation since its launch. What are people seeing on resale? Is the market liquid enough for a quick exit if needed? And what's the actual rental yield people are getting there, off the record? I know what brokers tell you, but I want the real picture from owners.
Haan, this is exactly my fear. Agar investment ke liye le rahe hain aur liquidity hi nahi hai, toh kya fayda? The rental yield number from your friend, U3, is quite low. Brokers always promise 3-4% minimum. This is why I prefer hearing from actual owners. Thanks for sharing!
Bhai, for a quick exit, I don't think any property in Ghaziabad is super liquid right now, unless you're selling at a discount. The market is slow. As for Pearl Heights, I have a friend who bought a 3BHK there in 2018 for around 1.1 Cr. Now they're asking 1.6 Cr, but no buyers. Rental yield is barely 2-2.5% after maintenance, that's what he told me.
Totally understand your dilemma! Even I'm looking at completed projects in Ghaziabad, and Pearl Heights came up. The prices around 1.4-1.8 Cr seem high for a project from 2008, no? I'm worried about getting stuck if I need to sell quickly. What about the maintenance charges, are they reasonable for such an old project?
