Moved into Ramprastha Platinum Premier about three months back. Honestly, I'm already seeing some minor finishing issues – small cracks near window frames and a few leaky taps. It makes me wonder if these small things will become big problems later, hitting resale value or tenant satisfaction. As an investor, long-term maintenance costs are a big concern. Plus, the water pressure feels inconsistent, and elevators are sometimes slow. Is this typical for Ghaziabad projects? Do these kinds of quality issues really deter good tenants or impact future sale price? Should I be worried, or is this just par for the course?

Have you tried forming a resident welfare association (RWA) and collectively approaching the builder? What was their initial response when you reported these issues?

Jab mila toh walls mein dampness, kitchen fittings loose. Usne toh almost ₹1.8 Cr diye the. Builder se baat ki toh they just did patchwork. Tenant ko bhi problem hoti hai, aur jab tenant khush nahi toh rental income bhi affect hoti hai. Long term mein toh yeh major headache ban jaata hai.
U7, yes, RERA number UPRERAPRJ7124 hai. They got possession on 2018-12-01. Aapko builder ko written mein inform karna chahiye with photos and videos of the issues. RERA ke paas file kar sakte ho agar builder response na de. Legal advice lena bhi accha rahega.

Ghaziabad market mein supply kaafi hai, aur buyers ab quality ko lekar bahut choosy ho gaye hain. Price range ₹1.1 Cr – ₹2.4 Cr mein toh expect better quality, warna resale mein dikkat aayegi with 188 units.

Same pinch! Mera friend Abhay Khand mein ek project mein fasa tha, similar issues. Builder ne minor repairs toh kar diye but mental peace chali gayi thi uski. Bahut tension hoti hai yaar.
