Ramprastha Primera: Long-term investment worth it?
Did a site visit to Ramprastha Primera on Saturday. Project completed hai, prices are ₹1.80-1.91 Cr. I'm fed up of renting yaar, landlord ne phir rent badha diya. Thinking of investing here for long-term wealth creation. What's the real capital appreciation potential like for this project? Jo log already wahan rehte hain ya invest kiya hai, what's the actual rental yield you're getting? Brokers toh bohot kuch bolte hain, but ground reality kya hai? Aur iska resale market kitna liquid hai? I mean, 5-7 saal mein agar exit karna pade, will it be easy to find buyers? What do you all think about its long-term prospects?

Look, it's a completed project, which de-risks a lot of things. The prices are what they are. For long-term wealth, real estate generally performs, but don't expect crazy returns overnight. Consider your own financial situation and how much EMI you can comfortably pay. Don't stretch yourself thin just for 'appreciation potential'.
I spoke to a broker last week about Primera. He mentioned that the rental yield is around 2.5-3% currently, which is okay but not great. Capital appreciation is the main play here. The area around it is developing fast, with new infrastructure coming up. But the total units are 368, which is a decent number, so competition among sellers in future might be a factor. My concern is the maintenance charges, they can eat into your returns.
U12, it's pretty well-connected to NH-8 and SPR. Not exactly in the middle of the city, but not isolated like some projects near Baharampur Naya. Commute to Cyber City is manageable, which helps with rentals.
U4, that's a good point about maintenance. What's the exact location of Primera? Is it well-connected to main hubs, or is it a bit isolated? Connectivity really impacts rental yield and resale.
I agree with U1, it's a good investment. Renting is just throwing money away. At least with property, there's a chance for capital appreciation.
Honestly, ₹1.8 Cr is a lot for a first-time buyer. Are you sure about the appreciation potential? I've heard mixed reviews about Ramprastha's previous projects. Just be careful, don't get swayed by the 'completed project' tag only.
Market is super hot right now, especially for GGN. Prices have only gone up. ₹1.8 Cr might seem steep but it's the new normal.
U2, you're right to be cautious. My cousin invested in another Ramprastha project near Airport Road a few years back, and faced significant delays. But Primera is already completed, which is a big plus. The price is high, no doubt, but that's the market rate for a decent 3BHK in Gurugram now. I saw a similar property in Badshahpur for even more.
U2, but ready-to-move projects always command a premium. Plus, no construction delays or RERA issues to worry about. That peace of mind itself is worth something, especially for first-timers like us.

U7, resale liquidity depends on the overall market sentiment, which is currently strong for ready-to-move projects. However, for Primera, since it's a completed project with 368 units, finding a buyer within 3-4 years shouldn't be a huge problem if your price is reasonable. I've heard some listings recently, though not many closed deals that quickly. The RERA number is RC/REP/HARERA/GGM/21 of 2018/7(3)/2022/1, so all documents are in place.
Haan, exactly! Long-term potential toh theek hai, but short-term liquidity ka kya? Agar 3-4 saal mein emergency mein bechna pada, will I get a fair price? Has anyone actually sold a unit there recently?
Bhai, same boat! Rent se toh tang aa gaya hoon. Primera looks good on paper, but I'm also worried about the resale part. Gurugram mein itne options hain, will this stand out?
