My lease ends in 3 months and I'm seriously done with renting. Ranjangaon mein ek 2BHK dekh raha hoon, but prices samajh nahi aa rahe. Are Kolte-Patil ya Godrej ke projects wahan worth it? Lagta hai bahut high quote kar rahe for a semi-industrial area, matlab what's the real value? Traffic ka kya haal hai office hours mein, especially towards Hinjewadi? Aur water supply ka issue toh nahi hai wahan? Suna hai kuch areas mein tanker dependency hai, is it true? Real residents ka experience chahiye.

So basically, it's a trap for first-time buyers like us? I'm so confused now. Is there any good area near Hinjewadi which is still affordable for a 2BHK within 60-70 lakhs? Ranjangaon was supposed to be that but it seems not.
The 'real value' in Ranjangaon right now is more about the land cost and future industrial potential, not immediate residential comfort. The per sqft rates are comparable to some areas with better social infrastructure, which is why it feels speculative. For Kolte-Patil or Godrej, you're also paying a premium for the brand name. Before buying, check the RERA completion status and track record for that specific project, not just the builder's overall reputation. Many projects are stuck or moving very slowly post-pandemic.
I actually booked a 1BHK in a smaller project in Ranjangaon two years ago. Kolte-Patil and Godrej are definitely premium, but even other builders have hiked prices significantly. Possession is still pending, they keep delaying. The main issue is connectivity to the city, it's a pain. But for investment, I thought it might appreciate with the industrial belt growing. Now I'm not so sure. My family is pushing me to consider resale flats in established areas like Ambegaon Budruk instead.
That's exactly my fear, the delays! Which builder did you book with, if you don't mind me asking? And what about the RERA status and promised amenities? I've heard horror stories about builders abandoning projects or drastically altering plans. Is your project registered under RERA, and have they given a revised possession date or compensation for the delay? This is crucial for us first-time buyers, we can't afford such uncertainties.
Totally agree with you! I'm also a first-time buyer and the prices in Ranjangaon seem inflated. Builders are selling a dream of future development, but the ground reality is different. My agent keeps pushing Godrej but I'm skeptical. Should I wait for prices to drop, ya yeh current market conditions mein buy karna hi behtar hai?
Sahi baat hai, future ka bolke sab high quote kar rahe hain. Bohot risky lag raha hai.
Waiting for prices to drop in Pune is a gamble, especially with the current interest rates still being somewhat manageable. However, for Ranjangaon, the 'future development' pitch is very strong. If your office is in Hinjewadi, maybe look at areas like Tathawade or even some projects on Sinhagad Road where connectivity is better and infrastructure is more developed. Ranjangaon will take time.

Water supply ka issue hai definitely. Kolte-Patil ke ek project mein mere friend ne liya hai, they rely heavily on tankers in summer. Society management charges extra for it. So yes, tanker dependency is a real thing in some pockets.
Bhai, traffic ka toh poochho hi mat. Hinjewadi side se Ranjangaon aana-jaana during peak hours is a nightmare, especially near Shikrapur. It can easily take 1.5-2 hours one way. Agar daily commute hai, toh you'll burn out quickly. I'd suggest looking at alternatives closer to Hinjewadi, like Wakad or even parts of Akurdi, if budget permits.
