Rasulpur Sikroda investment: Is it the right move?

Been checking out Rasulpur Sikroda projects online for a potential investment. My agent is pushing for a 2BHK there, saying prices are still good. But honestly, for around 60-70L, is it really justified? Matlab, kya long-term appreciation mil sakti hai? I'm based in Dubai, so I can't do a site inspection myself. Want to know the ground reality. If I buy, will it be easy to sell after 5-7 years? What's the resale market like there, yaar? Aur legal clarity ka kya scene hai for plots or even flats? Don't want any headaches remotely. Any advice on builders like Gaurs or Gulshan Homz in that area? Should I even consider it without being there?
