The current pricing for an ongoing project feels steep. What's the actual capital appreciation forecast here? I've seen this pattern where initial buyers get decent upside, then it plateaus. Honestly, the builder's delivery track record for other projects in Pune... it's not always on time. What's the real under-construction risk? Visited Ravetkar Suman last week. Kids have moved out, so we're looking to downsize from our big house to something manageable in Pune. Ravetkar Suman looks decent, but it's under-construction, so I'm a bit wary about delays, you know? My main concern is the investor ratio there, given the price range. We really want a place with genuine families, not just empty flats or a ghost society. Does anyone have experience with Ravetkar regarding society formation or how many actual residents move in initially? Also, they quoted maintenance, but not sure if that covers everything. What's the reality for ongoing projects once possession is given? Any thoughts on its proximity to good hospitals?
