Rawat Homes ka completed project hone ka hype bohot hai, but I think most investors overlook its actual resale challenges. I'm currently in a 2BHK in Dwarka, eyeing a 3BHK upgrade or villa, and Rawat Homes seems promising on paper. But is the capital appreciation real ya just general market rise? Koi batao, iska actual resale market kitna liquid hai? Matlab, investors ka ratio kitna hai? Don't want to buy into a 'ghost society'. Already have a home loan, so I need solid ROI. Is the price jump worth it? Change my mind.

Exactly my thought! Capital appreciation dikhti hai on paper, but when you actually try to sell, it's a different ballgame. I'm also looking for a 3BHK.
Bhai, Rawat Homes ka hype toh hai par meri ek friend ne kuch saal pehle book kiya tha, abhi tak resale mein mushkil ho rahi hai. Dwarka se upgrade toh theek hai, but make sure the area has real end-users. Otherwise, ROI is just on paper.
