Super area vs carpet area games are the biggest rip-off, especially when you're buying for yourself. I'm looking at Rawat Homes in Delhi, the ₹30L-₹4Cr range is wide but I'm trying to figure out the actual livable space. Builders don't make it easy to compare. Kitna difference hota hai between what they quote and what you actually get? Also, maintenance charges ka kya scene hai wahan? Real figures, not brochure numbers. Noise levels aur air quality ka bhi batao, please. I know the tricks but buying for family is different.

Noise levels aur air quality ka point bohot valid hai. Mera ek relative Ansal Villas ke paas rehta hai, wahan construction noise aur traffic pollution ne jeena haram kar rakha hai. Rawat Homes agar kisi busy area mein hai toh definitely check karna. Especially kids ke liye air quality bohot important hai aajkal.
U5, you hit the nail on the head. Delhi mein air quality ka issue bohot serious hai, aur yeh sirf Rawat Homes ki baat nahi hai. Current market conditions mein buyers sirf price hi nahi, living conditions bhi dekh rahe hain. I visited a project near Alaknanda recently, it was peaceful, but the price difference for that peace was huge. Rawat Homes ki price range mein, you might get something decent but noise and pollution are almost unavoidable in most parts of Delhi unless you go to the outskirts.
Budget-conscious buyer hoon, toh ye ₹30L-₹4Cr range sunke darr lag raha hai. Kya ye ₹30L wale units mein bhi same carpet area issues hain, ya woh toh aur bhi chote hote hain? Delhi mein first-time buyer ke liye aur koi better option nahi hai kya is range mein?
Meri bhi same kahani thi jab maine apne liye property dekhi thi. Ek builder ne mujhe 1200 sqft ka flat dikhaya, but jab actual carpet area calculate kiya toh it was barely 850 sqft. Rawat Homes ka bhi sunna hai ki unki pricing thodi opaque rehti hai. Maintenance charges toh har saal badhte hi hain, brochure mein kam dikhate hain. Mera Anand Niketan mein ek friend hai, usne bhi yahi experience kiya hai.

Totally agree yaar! Carpet area ka confusion toh har buyer ko hota hai. Builders bas numbers badhaate rehte hain.
