RE pro buying first home – what's the *real* deal?
I'm trying to figure out the real all-in cost for a 2BHK in Nallurhalli, maybe a Casagrand project. I work in real estate, but buying for myself is totally different, yaar. Builders always play games with super area vs carpet area, na? I'm seeing prices around ₹1.1 Cr for a 2BHK, but pata nahi kitna extra hidden costs honge. Realistically, kitna negotiation possible hai on the base price? I know builders like Prestige or Sobha usually don't budge much, but for others, can we push for like 5-7% off-the-record? Aur ye PLC, parking, club house fees... they add up so fast. What's been your experience with final cost vs quoted price? I'm budgeting for stamp duty and registration, but what about other surprise charges during possession? Anyone had success getting a better deal on the actual carpet area, ya phir it's just a lost cause? Curious to hear your thoughts.
