RE pro buying in Sohna: My 'super area' reality check

Cyber City Sohna mein site visit karte waqt, ek cheez notice ki jo brochures mein nahi dikhti: the actual super area vs carpet area game builders play. I'm in real estate myself, but buying for my family, you really see through the marketing spin. They show these fancy plans, but site pe jaake dekho, basic infrastructure ka kya haal hai. Especially with the prices here. Connectivity ka kitna sach hai? Matlab, actual commute time kya hai Gurgaon tak? Aur jo facilities mention karte hain, like schools ya hospitals nearby, woh kitne functional hain? Koi resident apna honest opinion dega?
