Ready-to-move DLF Phase 1: Your experience?
Just watched a video on that 7 BHK luxury villa in DLF Phase 1, Gurgaon. It's 502 sq yds with a pool and gym, looks amazing. The video says it's brand new and ready to move. Makes me wonder though, for other DLF luxury projects, do they usually stick to their possession timelines? Or is 'ready to move' sometimes a bit optimistic? Curious to hear if anyone has experience with their delivery schedule.

Honestly, current market conditions in Gurugram are so volatile. Prices are already high, and then these delays add to the cost if you're paying rent. For a place like that 7 BHK villa, which is probably in the ₹2.1 Cr – ₹25.1 Cr range (like Marbella), you'd expect flawless execution. What happens if the builder just keeps delaying indefinitely?
For that DLF Phase 1 villa, what's the actual RERA ID? Is it an independent builder or directly DLF Ltd. selling? Sometimes these luxury villas are built by smaller entities on DLF land, which can complicate things. DLF Ltd. was established in 1946, so they have a long history, but individual projects can vary.
DLF ka track record mixed hai. My cousin booked in Emaar Marbella Phase 2, jo DLF hi develop kar raha hai. Possession date 2023-12-01 thi. Abhi tak proper handover nahi hua hai. They keep saying 'final touches'. It's frustrating when you plan your finances around a specific date. RERA GGM/440/172/2021/08 hai uska. So, even with RERA, delays happen.
Yahi toh problem hai. Big builders have so many units, like Marbella Phase 2 ke 136 units hain. Managing all that can be tough, leading to delays. But as buyers, humein toh time pe ghar chahiye na.
Haan, same situation with my colleague. He booked a flat in a DLF project near Airport Road (Gurgaon side). They were promised possession last year, but abhi tak wait kar rahe hain. Builder ko call karo toh bas naye dates dete rehte hain. It's a huge mental and financial strain.
Oh no, Marbella Phase 2 mein bhi? I thought that was a prime project. This is exactly what scares me. Does 'final touches' mean another 6 months of waiting?
That's a huge concern, especially for first-time buyers like us. My uncle had a bad experience with another prominent builder in Gurugram, the fit-out quality was really compromised because they were rushing to meet a revised deadline. Is this common with DLF too?
Yaar, that DLF Phase 1 villa video looked unreal! 7 BHK, pool, gym, 502 sq yds. 'Brand new and ready to move' sounds like a dream. But honestly, DLF ke baaki projects mein, do they really stick to possession timelines? I'm so nervous about delays. Kisi ka experience hai kya?
True, true. I've heard stories too. Sometimes they rush the finish, and then you have quality issues. Better to do a thorough check before believing 'ready to move'.
Exactly! My friend booked a place near Badshahpur a few years back, and the builder kept pushing the date. What was supposed to be 'ready in 6 months' took almost 2 years. DLF ka naam bada hai, but even big names can have issues. Always check the RERA status properly, that's what I learned.
Bhai, 'ready to move' toh bas kehne ki baat hai. Builders aksar bolte kuch hain, karte kuch aur.
