₹1.9 Cr for a 3BHK in Sector 78 seems like the market rate now, it's crazy. We're a family of four, need to upgrade badly. Kids ka school shift karna hai, so possession is important. My wife says ready-to-move hi lena chahiye, no more delays. But then I see ATS or Godrej ke under-construction projects in Sector 150, thoda cheaper hain, like ₹1.6 Cr. Is it worth risking the delay for a reputable builder? Matlab, RERA ke baad bhi delays toh hote hi hain. Sector 150 ka future acha lagta hai with Jewar Airport, but Sector 78 is established and safe for kids. What would you pick for a family: immediate possession in Sector 78 or future potential in Sector 150?

I understand the RTM appeal, but Sector 150 ka potential mat bhoolo. Jewar Airport, connectivity, planned infrastructure – it's all pointing upwards. ATS and Godrej are generally reliable, even with delays. That 30 lakh difference is significant for a first-time buyer. Maybe invest that 30L in interiors or other investments? Future appreciation could be way higher in Sector 150.
Potential is good, but potential doesn't pay your rent. I booked a flat in Alistonia Estate in Greater Noida West 5 years ago, and I'm still waiting for possession. Every year, a new date. It's a nightmare. The builder kept diverting funds. RERA case kiya, but it's a slow process. Don't fall for the 'future potential
Sahi keh rahe ho. But for ATS/Godrej in Sector 150, what's their RERA possession date? And what's their track record recently? Heard some projects are still stuck.
Bhai, for a family, especially with kids, ready-to-move is non-negotiable. Woh jo mental peace milti hai na, uska koi mol nahi. Rent dete dete aur project ki updates ka wait karte karte, aadmi thak jaata hai. 30 lakh extra deke if you get immediate possession, it's worth it for peace of mind. RERA is there, but builders still find loopholes or face genuine issues.
Exactly! Us 30 lakh mein aap kitna rent doge 3-4 saal tak? Plus interest on your home loan. Woh sab calculate karo toh ready-to-move hi sasta padta hai in the long run. Plus, the uncertainty is gone.
