Okay I'll be honest – I'm tired of these under-construction project delays. I work in real estate, so I know what builders don't tell you. I'm seeing so many issues with OC, it's scary. I'm looking at S & U Golden Nest since it's ready to move. Eldeco Sylvan View looks fancy but the price, matlab, is insane! Is it really worth that much more? Honestly not sure about the ROI on that kind of investment. I'm also thinking about carpet area efficiency. Do these high-end projects actually give you more usable space, or is it all super area vs carpet area games? Anyone have actual experience with both? Which one would you recommend for a family?

Totally agree with the OP! The OC issue is a nightmare, especially for first-time buyers like us. My friend booked in a project near Ajayabpur a few years back, supposed to be ready by 2021, and abhi tak they're struggling with the builder for OC. It's like your entire investment is stuck in limbo, EMI chalu hai but ghar nahi. S & U Golden Nest being ready to move is a big plus just for peace of mind, even if it's older. My priority is certainty over fancy amenities.
