₹1.5 crore for a decent 3BHK ready-to-move flat in Noida Extension feels insane. I'm currently in a 2BHK here and thinking of upgrading, but honestly, the premium for RTF seems totally unjustified. Everyone glorifies ready-to-move because of RERA, but nobody talks about how much future appreciation you lose. Under-construction projects, especially near Jewar Airport or along the Aqua Line extension, still offer way better ROI. A 3BHK with Gaurs Group or ATS Group, even with a slight delay... that's where the real money is made. Change my mind.
