Ready to move is safer than fancy brochures, period.
Kids have moved out, so I'm selling my big house near Pari Chowk. Looking at smaller flats in Noida now. Honestly not sure about under-construction projects anymore. Supertech Neerajanil looks good on paper, but so many delays I've heard. Amrapali Silicon City has some ready-to-move options. Price difference hai, but peace of mind bhi toh important hai, right? Plus, resale value might be better in ready projects. Don't need the headache of following up with builders. Maintenance charges ka kya scene hai in both? Anyone living in either society? Which one is better for an empty nester like me? Koi tips do, please. I want something manageable.

It's a tough call, and your situation as an empty nester changes the priorities. While ready-to-move offers immediate peace of mind and avoids construction risks, the current market conditions in Noida mean ready properties often command a significant premium. Also, resale value depends a lot on the specific tower, maintenance quality, and overall society reputation, not just whether it's ready or under-construction. My advice would be to visit both societies, talk to residents in the ready towers of Amrapali, and look at the actual construction status of Supertech Neerajanil, not just the RERA date. Sometimes, a project might be near completion despite delays, and you might get a good deal. But for mental peace, ready is usually better.
Amrapali Silicon City mein ready options hain toh wahi dekho. Maintenance charges ka bhi clear idea mil jayega, aur society bhi established hogi. For empty nesters, community living is also important, so a well-settled society is better. I have friends living in Alpha I Greater Noida who chose ready-to-move and are very happy.
Please, please, please avoid Supertech Neerajanil if you're looking for peace of mind. They were supposed to give possession in December 2018! It's 2024 now and it's still 'ONGOING'. RERA website pe check karo, clear dikhega. Kitne saare buyers phase hue hain. Amrapali Silicon City, on the other hand, has had its share of issues with the group, but specific towers are ready and occupied. Do a thorough due diligence, check the specific tower's OC and CC. For an empty nester, a society with good security and functional amenities is key.
Exactly! Builder ka track record dekhna bahut zaroori hai. Sirf brochures pe mat jao. Ajayabpur aur Alistonia Estate jaise areas mein bhi kuch projects mein same issues hain. Always check RERA status and past projects of the builder. Supertech ka toh itna kharab reputation hai.
OMG, 2018 se delay? Yeh toh bahut zyada hai. RERA mein complaint nahi kiya logon ne? Kya status hai abhi project ka?
Ready-to-move is great, no doubt, but the premium you pay is sometimes too much for first-time buyers like us. Plus, sometimes older ready projects have hidden issues or maintenance backlog. Supertech Neerajanil ka toh pata nahi, but new projects often come with better amenities and modern designs. Budget ka bhi sochna padta hai na, empty nester ho ya young couple.
Totally agree with your point about ready-to-move, bhaiya! Fancy brochures are just that, fancy. My parents booked an under-construction flat in Greater Noida West years ago and the mental stress they went through with delays, RERA complaints, and builder ke nakhre, I don't even want to think about it. Peace of mind is priceless, especially for someone looking to settle down peacefully. Amrapali Silicon City is a good option, I've heard positive things about its location.
Sahi kaha, bhai! Meri family ne bhi ek project mein book kiya tha near Alpha II, Greater Noida, thinking it'll be ready in 3 years. Ab 6 saal ho gaye, aur abhi tak possession ka naam nahi hai. Builder bas dates pe dates de raha hai. Meri toh savings bhi lock ho gayi hain. Uske baad se maine bhi decide kar liya hai, jab bhi ghar lunga, ready-to-move hi lunga. Thoda extra paisa lagega toh chalega, but yeh mental torture nahi chahiye.
Haan bilkul! Ready-to-move ka tension hi alag hota hai. But Amrapali Silicon City aur Supertech Neerajanil mein price difference kitna hai, koi idea hai? Empty nester ke liye toh maintenance bhi important hoga.
