Ready to move is safer than fancy brochures, period.
Kids have moved out, so I'm selling my big house near Pari Chowk. Looking at smaller flats in Noida now. Honestly not sure about under-construction projects anymore. Supertech Neerajanil looks good on paper, but so many delays I've heard. Amrapali Silicon City has some ready-to-move options. Price difference hai, but peace of mind bhi toh important hai, right? Plus, resale value might be better in ready projects. Don't need the headache of following up with builders. Maintenance charges ka kya scene hai in both? Anyone living in either society? Which one is better for an empty nester like me? Koi tips do, please. I want something manageable.

Please, please, please avoid Supertech Neerajanil if you're looking for peace of mind. They were supposed to give possession in December 2018! It's 2024 now and it's still 'ONGOING'. RERA website pe check karo, clear dikhega. Kitne saare buyers phase hue hain. Amrapali Silicon City, on the other hand, has had its share of issues with the group, but specific towers are ready and occupied. Do a thorough due diligence, check the specific tower's OC and CC. For an empty nester, a society with good security and functional amenities is key.
Exactly! Builder ka track record dekhna bahut zaroori hai. Sirf brochures pe mat jao. Ajayabpur aur Alistonia Estate jaise areas mein bhi kuch projects mein same issues hain. Always check RERA status and past projects of the builder. Supertech ka toh itna kharab reputation hai.

Sahi kaha, bhai! Meri family ne bhi ek project mein book kiya tha near Alpha II, Greater Noida, thinking it'll be ready in 3 years. Ab 6 saal ho gaye, aur abhi tak possession ka naam nahi hai. Builder bas dates pe dates de raha hai. Meri toh savings bhi lock ho gayi hain. Uske baad se maine bhi decide kar liya hai, jab bhi ghar lunga, ready-to-move hi lunga. Thoda extra paisa lagega toh chalega, but yeh mental torture nahi chahiye.
