My kids have finally moved out, so I'm selling our big ghar and looking for a smaller, manageable 2BHK in Gurgaon. Honestly, I don't understand why anyone meri umar ka would consider under-construction projects, even with 'early bird' pricing. Sab log glorify karte hain discounts ko, but delays, builder payment traps, aur RERA issues toh khatam hi nahi hote. For a 50+ couple needing peace of mind, ready-to-move in Sector 110 or 65, even if pricier at ₹1.8 Cr for a 2BHK, is the only way. Kyun risk karein mental peace for a few lakhs? Change my mind. Are there any builders doing uc projects that are genuinely reliable for timely possession and quality?

It's a bit further out, but you might find something decent for closer to ₹1.2-1.5 Cr, even ready-to-move. What about the social infrastructure there for older couples?
U8 is right. Convenience is everything at that age. I know a family who bought an under-construction flat near Baharampur Naya hoping for better returns, but the project is stalled. Now they're stuck paying rent and EMI, and the area still lacks basic facilities. So, 'thoda far' can become a big problem. Better to pay a bit more for an established area and ready possession.
Badshahpur might be okay for younger families, U7, but for a 50+ couple, easy access to hospitals, daily amenities, and established communities is key. Sector 110 or 65, even with the higher price, offers that convenience and better social infrastructure. My in-laws live near Airport Road and value the proximity to everything.

Exactly, U5! 'Reputed' is just a word these days. Builder ka track record check karna bahut zaroori hai. Even then, no guarantees.
U4, the 'significant saving' often gets eaten up by rent, EMI for a property you don't possess, and then finishing costs if the builder cuts corners. My brother booked a flat in a 'reputed' project in Sector 65, promised possession in 2020. Abhi tak builder ne dates pe dates di hain, aur RERA mein case chal raha hai. The mental toll is immense. For a 50+ couple, this is not an option. RERA data dekh lo, kitne projects late hain.

U2, price difference toh hota hai, but peace of mind comes at a premium. My neighbour got stuck for 4 years in an UC project near SPR, aur builder ne last moment pe quality bhi compromise kar di. Fir upar se maintainance charge bhi dete raho for nothing. For older folks, it's even more critical.
