posted on 28 MarReady to move is worth the premium, tbh.
Fed up of renting after my landlord raised the rent *again*. Finally taking the plunge and buying in Noida. Looking at Sector 145. Honestly not sure about under-construction projects after hearing so many possession delay stories. Is Aditya Builders & Developers reliable? The EMI vs rent math seems crazy – almost the same! Is it worth paying extra for ready-to-move to avoid the risk? Has anyone else faced this dilemma? Am I the only one who thinks ready to move is worth it?

Honestly, with interest rates rising and the new metro line impacting prices, ready-to-move seems like the smarter option to avoid future price hikes and rental increases.
Don't just look at EMI vs rent. Factor in property tax, maintenance, and other expenses. Ready to move will have higher initial costs but less risk of delays.
RERA registration number check karo for Aditya's project. See if there are any complaints or violations.
My two cents: if you can afford ready-to-move without stretching yourself too thin, go for it. Peace of mind is priceless.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still not functional after 2 years!
So, OP, what are you leaning towards now? Ready to move or still considering under construction?
Possession status kya hai Sector 145 mein? Are projects actually getting completed on time?
Some are, some aren't. Depends on the builder. Again, RERA is your friend. Check project timelines there.
Ready to move is definitely a safer bet, especially with all the builder scams happening. My relative lost lakhs in a delayed project. Never again!
I bought under construction in 2019, still waiting for possession. Builder ne phir se date extend kar diya lol. Ready to move is looking really tempting now.
Think long term. If you plan to rent it out later, ready-to-move gives you immediate rental income.
What's the price range in Sector 145 for a 2BHK? Anyone has recent data?
I checked last week, around 70-80 lakhs for a decent 2BHK in a good society.
Depends on the society and the floor. Higher floors usually cost more.
Aditya Builders & Developers... I've heard mixed reviews. Check their completion certificates before you book anything. Don't trust their promises.
Under construction is good if you're not in a hurry and can take the risk. But with ready to move, you know exactly what you're getting. No surprises.
Bhai, check out ATS projects in Sector 150. Little expensive but worth it for the quality and amenities.
EMI vs rent almost same? Which bank are you talking to? Interest rates are through the roof right now! Ready to move mein bhi you'll be paying a hefty EMI.
Mera bhi same experience tha 2 years ago. Landlord kept increasing rent, I was like 'enough is enough'. I bought a ready-to-move flat in Sector 78. Best decision ever! No headaches.
Ready to move is definitely worth it if you can afford it. Especially if you're a first-time buyer. Less stress, immediate possession. But Aditya... risky choice. Explore other options.
Sector 145 is good but traffic can be a pain. Consider areas closer to the metro line. That's what I did.
Totally agree yaar! Ready-to-move is peace of mind. Under-construction mein toh builder rula hi deta hai. Sector 145 is a good choice though, growing area hai.
I disagree. Under construction mein you get a better price, and if you do your research properly, you can find a reliable builder. Aditya... not so sure about them tbh. Check their RERA record.
Haan, RERA record is key. I heard Aditya has some projects stuck in Sector 75. Anyone knows more?
Better price? Bhai, inflation is crazy right now. Under construction mein price bhi badh jaata hai!
