I'm looking to upgrade to a 3BHK in Noida. My wife's priority is a safe neighbourhood near a good school. I'm confused between ready-to-move and under-construction. Pride Group is offering decent rates in Hazipur, but OC is still pending. Under construction mein, the price is lower but RERA stories scare me. Is the 'early bird discount' truly worth the risk? Any advice? Hope this helps someone.

Before booking under construction, verify all approvals from Noida Authority. Many projects are stuck due to approval issues. Don't just rely on RERA.

I think ready to move is the way to go. Less stress, you can see what you're getting. Plus, you can move in immediately. Worth the extra cost, right?

Early bird discount is a trap! They lure you in, and then delay the project for years. Check the builder's financial stability before investing a single rupee.

I bought a ready-to-move flat in Sector 75 last year. Slightly older construction, but no headaches. Society is good, and everything is functional. No regrets.

U8, you're right about Sector 150. But the infrastructure is much better. And more greenery. Worth the extra investment in my opinion.
Check the builder's RERA registration number and see if there are any complaints against them. RERA website pe sab info mil jayega.
Bhai, Noida extension mein bhi dekh lo. Thoda door hai, but you might get a better deal. Metro connectivity is improving too.
My cousin bought in Gaur City (Noida Extension) 2 years ago. He's happy with it, but the commute to Delhi is a pain. Weigh your options carefully.

Hazipur... isn't that near the industrial area? Schools might be good, but traffic can be a nightmare. Have you considered Sector 150? Decent options there.
Sector 150 is good, but prices have shot up! Avg rate is around 7k/sqft now. U7, correct me if I'm wrong.

I'd say ready-to-move is safer, especially with kids. School proximity is key. Check out sectors 75, 76, or 78. Thoda expensive hoga, but worth it for the peace of mind.
OC pending? Run! Seriously. I got stuck in a similar situation 5 years ago. Abhi tak court chakkar laga raha hoon. Under construction is a gamble, even with RERA.
