GBG Residency toh ready to move hai, which is a huge plus. JMDR Arihant Green looks fancy but it's completed already and super expensive. I work in real estate but even I'm scared of under construction projects now! Builder ka track record kya hai? What's the maintenance like in GBG Infratech now that it's occupied? Any hidden costs I should be aware of? Thinking long term investment wise, which one has better ROI?

My uncle bought a flat in Alistonia Estate a few years back, ready-to-move hi tha, but then society maintenance charges, club membership, parking charges, IFMS (Interest Free Maintenance Security) – sab milake initial budget se 5-7 lakhs upar chala gaya. Builder ne pehle bataya bhi nahi. GBG Infratech ke maintenance charges check kar lena pehle se.
JMDR Arihant Green ki possession date toh 2018-12-30 thi, as per RERA UPRERAPRJ5617. So it's not just completed, it's been occupied for a while. The price range of ₹3.3 Cr – ₹4.8 Cr is definitely high, but it's a premium location. ROI will depend on market appreciation in that specific micro-market.

GBG Infratech ka track record mixed reviews wala hai. Some projects delivered on time, others delayed. Best to check RERA portal for their past projects and complaints. JMDR ka toh completed hai, so unka track record abhi irrelevant.
ROI long term mein JMDR Arihant Green ka better ho sakta hai due to its prime location and established social infra. GBG Residency will take time to appreciate.
GBG Residency ka maintenance suna hai ki ₹4-5 per sqft hai, jo ki thoda high side pe hai. Hidden costs mein electricity meter charges, water connection, registry charges toh standard hote hain. Bas builder se sab likhit mein lena, koi surprise na ho.
