Kids ab sab move out ho gaye hain, so we're selling our big house and looking for a smaller, manageable 2BHK ya 3BHK. Meri wife aur main chahte hain ki society achhi ho, elevator ho, aur hospital paas ho. Golf Course Ext. Road ya Sector 65 mein dekh rahe hain. Not sure if under-construction projects from like Godrej ya M3M are safer now after RERA, ya RTM projects ka high premium dena hi better hai for peace of mind? Builder delays ka darr lagta hai, aur construction quality bhi. What's your experience, especially for older folks? Should we just pay more for RTM ya risk lein UC mein?

Bhai, RTM ka premium toh sach mein bahut zyada ho gaya hai. Hum bhi Sector 65 mein dekh rahe hain, 2BHK ke liye bhi 1.5 Cr+ bol rahe hain. Jo under-construction the, woh bhi RTM hote hi price double kar dete hain. Lagta hai ab sirf under-construction hi option hai, but builder pe bharosa kaise karein? RERA ke baad bhi darr lagta hai.
Exactly! Mere parents bhi retire ho gaye hain, same situation.
