Ready-to-move vs under-construction: My Noida dilemma
5 years of rent gone, now finally buying. Saraswati Executive Home ready hai, Shiv Shakti Shyam Kunj Villa under-construction. Builder ka track record kaisa hai? Under-construction ka risk lena worth it hai ya nahi? Confused hoon.

Kya matlab hai iska? Builder kahin date extend na kar de. Mere friend ne Alpha I Greater Noida mein ek project book kiya tha, 'ready-to-move' bolke 1 saal tak possession nahi diya. Under-construction ka risk toh bilkul mat lo, especially Shiv Shakti Shyam Kunj Villa ka agar builder naya hai ya track record theek nahi. Bahut builders ne logon ko fasaya hai.
Sahi keh rahe ho! Ye 'completed' but future possession wala scene RERA ka naya loophole hai. Builder completion certificate le lete hain but interiors ya amenities mein time laga dete hain. Saraswati ka RERA number UPRERAPRJ123456 hai, check kar lo. Often, future possession date is when they *guarantee* the keys, even if construction is done. I faced this in Alistonia Estate.
