What's the real construction quality for Gaurs or ATS projects? We're eyeing a 3BHK in Raj Nagar Extension for the kids. My wife's concerned about long-term maintenance, seepage. Any experiences?

Regarding the question about rates, for Gaurs Siddhartham, I was quoted around 5800-6000 per sqft last month. RERA ID check kiya tha, it's UP R
Yaar, quality ka toh poora lottery hai. Main khud फंसे हुए हूँ in a project near Achchheja, not Gaurs or ATS, but a local builder. They promised so much, but now walls are cracking, lifts often stop, and the society management is non-existent. My wife is fed up, we're already thinking of selling. Don't just trust brochures, visit multiple times and talk to current residents.
I feel your pain. Before booking, check their past projects, especially the ones delivered 3-5 years ago. Talk to people living there. And yes, a good lawyer to review the agreement is non-negotiable.

Gaurs projects generally have a good reputation for family homes. My uncle lives in Gaur City 2 and hasn't faced major issues in years. Maintenance bhi theek hai, and amenities are good for kids.
Bhai, Raj Nagar Extension mein quality kaafi mixed hai. Gaurs ka toh theek hai, but ATS ka track record thoda dicey suna hai, especially for older projects. My cousin bought in Ahinsa Khand 1, unko seepage ki problem aayi thi 2 saal baad. For kids, long-term stability bahut important hai, you don't want to deal with constant repairs. Definitely get a structural engineer to check before finalising.

Actually, I visited Gaurs Siddhartham site last month. Construction looked decent to me.
Totally agree with your point. My friend booked an ATS project near Abhay Khand, possession has been delayed twice already. Plus, heard about sub-standard fittings once they finally moved in. It's a huge investment, can't take chances.
