Bhai, this builder ka track record bahut poor hai in commercial. Check RERA registration number before investing! Last project toh abhi tak adhoora hai.

I don't want to name them directly, but their initials are 'ABC'. Google their Sector 75 project. You'll find plenty of complaints.

Retail is risky. Online shopping is killing a lot of businesses. Office spaces are a safer bet IMHO.
Infrastructure is definitely improving. The new metro line extension is a game changer for connectivity. But are the rental yields actually worth it? That's the real question.
