Budget finalised, loan pre-approved – now stuck on which sector. I work in real estate, but buying my own 2BHK near Shikaripalya is tough. Builders like Geown Properties quote numbers, but I know there's play. Everyone says negotiation is dead in Bangalore for a ₹1.2Cr 2BHK. I think that's BS. How much realistic discount have you pushed for, beyond 2-3%? Forget pre-launch 'deals'; they hide charges. Is the secondary market, like a 3BHK in Electronic City, where real negotiation happens? Change my mind.

The OP has a very valid point about the secondary market. My cousin bought a 3BHK in Electronic City, resale, and got a solid 8% off because the seller was in a hurry to relocate due to a job change. Fresh inventory mein toh 2-3% se zyada expect mat karo, unless you're buying multiple units or it's a distress sale from the builder's side. So, what did you decide OP? Did you push for more or are you looking at resale now?
Bhai, negotiation ke naam pe builders bas free parking ya club membership offer karte hain. Cash discount toh sapna ho gaya. My builder even tried to sell me a 'premium view' for extra! Lol.
Honestly, for a 1.2Cr 2BHK in Shikaripalya, negotiation will be minimal unless it's an end-of-financial-year push or a very old inventory unit. The Bangalore market, especially for well-located 2BHKs, is still pretty hot, even with the current interest rates. You might get a better deal looking at slightly less prime areas like Aavalahalli or Adigara Kallahalli for a similar budget, or consider a slightly smaller 2BHK.
The OP's point about secondary market is spot on. I've been looking at a few properties in Akshayanagar, and for a resale 3BHK, the owners are much more open to negotiation than builders. They just want to close the deal quickly. Is anyone else seeing this trend, especially in areas slightly away from the main tech hubs?
U6, legal checks for resale are definitely critical, always hire a good property lawyer, don't rely on agents. As for renovation, sometimes the base price difference makes it absolutely worthwhile. For a 1.2Cr property, even 5% is 6 lakhs, that covers a lot of cosmetic work like painting, plumbing fixes, modular kitchen upgrades. Just get a proper estimate before committing.
U5, 6-7% sounds promising! But renovation ka kharcha bhi toh add hoga na? Is it still worth it after all the hidden costs? And what about the legal checks for resale, are they more complex?
Haan, Akshayanagar mein sahi mein thoda scope hai. My colleague got a good deal on a resale 3BHK there, around 6-7% off the quoted price, because the seller was relocating urgently. But haan, it needed some minor renovation, so factor that in.
Bhai, you're absolutely right! Negotiation is NOT dead. These builders just want you to think that. I got a 4% discount on my 2BHK in Sarjapur last year. It wasn't easy, took a lot of back and forth, but it's possible.
U2, it really depends on the builder's inventory and how long the property has been on the market. Older projects or those with many unsold units have more wiggle room. Geown Properties, like OP said, are usually very firm on their pricing for new launches. They have less incentive to drop prices significantly.
4% is great! Kaise kiya yaar? Main toh 2% pe bhi struggle kar raha hu. Konsa project tha, agar bata sakte ho toh?
