Two years in real estate, now buying my own flat feels wild. I work in this industry, but buying for myself in Bengaluru is a totally different ball game. I'm eyeing Akshaya Bliss for investment, and frankly, I know what builders don't tell you about those glossy brochures. My main concern is promised amenities versus actual delivery. Brochure mein jo facilities dikhate hain, woh real mein kitna deliver hota hai? I've seen projects where the clubhouse or pool size is drastically different. Does this bait-and-switch affect resale value or tenant attraction for an investor like me? Ya log adjust kar lete hain? What's the ground reality for Akshaya Bliss owners?

Exactly what happened with my friend in Adigara Kallahalli. The gym was half the size, and the 'multi-purpose hall' was just a small room. Tenant attraction was tough, had to lower rent. So no, log adjust nahi karte, they move on to better options.
Resale value pe toh pakka fark padega.
