Real estate insider, Sohna buyer: Still surprised by costs
Been in real estate for years, but buying my own 3BHK in Sohna is a whole new ball game. I'm looking at places around Badshahpur, maybe Sunder Homes. My budget is around ₹1.5 Cr for a 3BHK, but honestly, the actual cash out of pocket feels way higher. I know what builders don't tell you upfront. The quoted price is one thing, but then there's stamp duty. That 5-7% on top for registration and all... it's a massive chunk, easily ₹7.5-₹10.5 lakhs on a ₹1.5 Cr property. It really changes the math. How do you guys factor that into your initial budget? Is there any way to... manage that cost or get a clearer picture of the final, *final* amount, especially when prices are already steadily rising? Feels like a hidden tax almost. Any advice on not getting surprised at the very end?

Bhai, totally relate! I'm also a first-time buyer looking in Sohna, around Badshahpur only. My budget is similar, around 1.4 Cr for a 3BHK. Jab sales rep se baat karo toh they only quote base price. Fir jab registration, IDC, EDC, club membership, power backup, parking, GST... list lambi hoti jaati hai! Stamp duty toh sabse bada jhatka hota hai.
