Sector 36 — I've been eyeing properties there for my own investment. Yaar, I work in real estate but buying for myself is a whole different ball game. I know builders like M3M or Emaar on Golf Course Ext Road usually don't budge much on price. But on Dwarka Expressway, especially with new launches, kitna negotiation possible hai? Suna hai kuch log 2-3% tak nikal lete hain on a 3BHK in a 2-3 Cr project, is that actually true for investors? Or is it just marketing talk? Also, pre-launch pricing ka kya scene hai? Builders bolte hain discount, but baad mein hidden charges ya floor rise premium se compensate kar dete hain kya? Like, maintenance, club membership, IFMS... yeh sab kaafi add up at possession. Kitna extra factor karna chahiye for a 2.5 Cr property? Am I missing something basic?

Quality is a huge concern! Many new builders on Dwarka Expressway compromise on finishes to show lower prices. I've heard stories.
