Real estate pro buying first home in Ghaziabad

Does anyone actually believe the 'all-inclusive' prices builders quote for a 3BHK in Vasundhara? I work in real estate, aur yeh super area vs carpet area ka game toh pura fraud hai. My budget for a 2BHK in Sector 6 is ₹65L, but I'm sure Dharmender Builders will add ₹10L more for PLC, parking, aur other hidden charges. Change my mind, Ghaziabad walon.
