You know how builders play games with super area vs. carpet area – I'm trying to cut through the marketing fluff here. The floor plans look decent, but is the carpet area genuinely efficient for daily living? Don't want wasted space at this price point. Also, what's the actual vibe around there? Schools, hospitals, markets – how accessible are they from Sobha Crescent for a family with young kids? And the amenities, are they actually useful? Or just for show?
