Been tracking Greater Noida prices since last year, and it's getting confusing. I work in real estate, toh market ki understanding hai, but khud ke liye buy karna is totally different. Specifically looking at Noida Sector 107. Yaar, in the last 1-2 years, prices have jumped quite a bit. Pehle jo 80L mein milta tha, ab woh 1 Cr+ ho gaya hai. Builder discounts bhi kam lag rahe hain. Kya kisi ko lagta hai ki this is the peak for Sector 107? Should I wait for a correction, ya abhi enter karna sahi hai? Off the record, what's the real ground reality for future appreciation? Is it worth paying such a premium right now, considering interest rates? Not sure if aur badhega ya thoda cool off hoga...

I think waiting for a correction might be risky too, as property prices in good Noida sectors generally don't correct much, they just stagnate for a while. Instead of waiting, maybe look at resale options in the same area or slightly further areas like Ajayabpur or even some parts of Alpha I. Wahan shayad thoda better deal mil jaaye for your budget. New launches are always overpriced.
Meri toh budget hi 80L tak ki hai, ab toh lagta hai Sector 107 mere haath se nikal gaya. Interest rates bhi upar hain, EMI manage karna mushkil ho jayega.
The price jump is real, no doubt. Last year, I was getting a good 3BHK for around 90L, ab woh 1.2 Cr bol rahe hain. Builder bolte hain demand hai, par mujhe lagta hai speculative hai thoda. Kisi ko pata hai Sector 107 mein current average price per sqft kya chal raha hai Spark Infratech ke projects ka? Aur unke projects ka RERA status kya hai, specially for the newer ones?
Average price per sqft in Sector 107 for new launches from good builders is easily 8000-9000 INR. Spark Infratech might be slightly lower, around 7500-8000, but even that's a huge jump. For a 1500 sqft apartment, you're looking at 1.1 Cr minimum, plus all the extra charges. Bahut zyada hai yaar.
Spark Infratech ke naye projects ka RERA status toh mil jayega, but completion dates dekh lena. Aksar builder sirf registration number dikha dete hain, but actual progress bahut slow hoti hai. Mera friend Ajayabpur mein stuck hai, 5 saal se project delayed hai.
Sach bolun toh, Sector 107 mein prices are definitely inflated right now. Aur agar aap Spark Infratech ke projects dekh rahe ho, toh thoda careful rehna. Mere ek dost ne unke ek project mein book kiya tha Alistonia Estate ke paas, 3 saal se possession delay ho raha hai. Interest rate high hone se EMI ka bojh alag. Ground reality ye hai ki builders abhi bhi pre-COVID rates se bahut upar bech rahe hain, aur discounts bas naam ke hain. Socho, itna premium deke agar possession hi na mile time pe, toh kya fayda?
Haan, delays toh hain, but I know someone who got possession in their Alpha-II Commercial Belt project, thoda late hua but mil gaya. Maybe specific projects ka issue hai? Par haan, budget tight hai toh risk mat lo.
Alistonia Estate ke paas wala konsa project tha? RERA registered hai kya? Mujhe bhi ek project pasand aaya tha unka, ab soch mein pad gaya hoon.
Exactly! Spark Infratech ka track record waise bhi kuch khaas nahi hai. Maine bhi suna hai delays ke baare mein. Bahut risky lagta hai.
Bhai, totally relate! I'm also a first-time buyer, aur ye Sector 107 ke prices dekh ke darr lag raha hai. Lagta hai sab log bas profit book kar rahe hain. Pehle Alpha I, Greater Noida mein bhi aise hi jump dekha tha, ab yahaan. Kya karein samajh nahi aa raha.
