Real estate pro's dilemma: TARC Kailasaa
Been seeing these insane prices for TARC Kailasaa for a while now, and honestly, I'm contemplating. I work in real estate, toh I know builder marketing ka khel, but for my own investment, I'm super careful. My main concern is TARC's delivery track record for luxury projects. Will they actually deliver on time? Yaar, possession delays se darr lagta hai, especially with such a huge ticket size (₹13.5 Cr+). What's the real capital appreciation forecast here? Is there enough upside left considering the current pricing? Also, for resale, how liquid is this project? Who will be the buyer in 5-7 years, another investor or an end-user? And what about the investor vs end-user ratio? Don't want a ghost society. Any insights from actual buyers or other channel partners?

Bhai, you're right to be careful. TARC ka delivery track record luxury mein utna strong nahi hai. I remember a project near Ansal Villas jahan delays bahut hue the. 13.5 Cr+ is no joke, yaar, it's a lifetime's saving for most of us. Isiliye I'm also super hesitant.
