Real life in Delhi's Affordable Housing Projects
Visited a few Affordable Housing Projects last weekend around Dwarka Extension side. I work in real estate myself, but buying for my own family feels totally different, yaar. Brochures show great amenities and all, but ground reality kya hai? I'm honestly not sure if the commute will be a nightmare, especially during peak hours. Some areas felt a bit isolated, like daily grocery ya school ke liye kitna travel karna padega? Log bolte hain cheap hai but then maintenance charges, power backup ka cost, sab add ho jaata hai. Has anyone actually lived in these projects for a while? Kya connectivity issue hai really? And what about water supply, power cuts? Builders don't talk about that. Your honest feedback would be super helpful before I commit.

I'm also a first-time buyer and super confused. The current market conditions in Delhi are already so volatile. Prices are high, interest rates are up. Investing in a project with no track record and potential connectivity issues sounds very risky. Maybe it's better to wait a bit or look at resale flats in slightly older, established areas even if they are smaller?
Maintenance charges are a hidden killer. They look small in the beginning, but with every passing year, they increase. Plus, these affordable projects often have issues with proper society management, so power backup and common area cleaning become a huge headache. My friend who lives in an older affordable housing society near Aram Bagh struggles with this every month. Don't forget to factor in these recurring costs.
Commute is definitely a major point. I visited a site last month, and reaching there from South Delhi during evening peak hours was a nightmare. Google Maps showed one time, but real life traffic was double. For someone working in Connaught Place or Gurgaon, Dwarka Extension can be really far. Plus, the last mile connectivity from the main road to some of these projects is almost non-existent right now. Auto ya cab easily nahi milta.
U6, Metro is still quite far for most of these projects. You'd need a feeder service or auto for a good 15-20 minutes to reach the nearest existing station. Builders always show 'proposed' metro lines in their plans, but those can take years, even decades. Don't rely on it for immediate connectivity.
Sahi baat hai. My office is near Alaknanda, and I was looking at these projects for the budget. But the travel time calculation is scaring me. Daily 3-4 hours on the road is just not sustainable. Aur public transport options bhi bahut limited hain. Is there any Metro connectivity planned for these specific areas or is it just wishful thinking by builders?
Totally agree with you, bhai! My cousin booked a flat in one of these projects in a different area, near Anand Vihar, and he's still waiting for possession, it's been 3 years past the RERA date. He says the builder keeps delaying. For Kholi Group, I heard they don't even have any completed projects yet. Is that true? How can we trust a builder with zero track record for such a big investment?
Exactly, U3! My agent showed me Kholi Group's brochure and the designs looked fancy, but when I asked about their past work, he just changed the topic. Zero projects is not just a red flag, it's a giant warning sign. I mean, it's not like buying a phone, this is our life savings. We need to be super careful.
Haan, Kholi Group ka toh yahi issue hai. They're new to the game, zero projects delivered till now. That's a HUGE red flag for a first-time buyer like me. I'm already nervous about everything, this just adds to it. How can they even get approvals with no experience?
Yaar, exactly my thoughts! I saw some projects near Dwarka Extension too, the prices look good on paper but then I keep hearing about hidden costs. My biggest worry is water supply, especially with Delhi summers. Builders promise 24/7 but is it actually true? I don't want to buy a flat and then struggle daily for basic needs. What's the ground reality like?
