Is anyone else finding it tough to spot actual *value* in Greater Noida properties right now, especially in areas like Sunpura? Just moved into my 3BHK in Sector 150 a couple months back, got a deal from JBBS SR Realtors, but I'm constantly wondering if I could've done better. I'm looking at another investment property, maybe a 2BHK. Builders usually stick to their price lists, right? Matlab, negotiation kitna possible hai on a new flat, 5% se zyada? Ya secondary market mein hi real negotiation scope hai? Like, if I find a resale flat, can I really push for a 10-15% discount? Brokers ke through deal karne mein zyada margin milta hai ya direct builder se hi best rate milta hai? What's your experience, particularly with prices around the Yamuna Expressway micro-markets? Kahan pe real price correction zones hain for an investor?

Builders toh apne brochures mein hamesha hi future bright dikhate hain, but ground reality thodi alag hai. RERA delays bhi bahut common hain udhar.
