Builders always play games with the advertised price. I work in real estate but buying for myself is different, man. Looking at Swaraj Homes Leiah, they quote ₹1.03 Cr, but the carpet area vs super area game is insane. Hind Apartment feels more transparent, but it's older. What's the real price per sqft people are actually paying after all the hidden charges for Leiah? And for Hind, is the floor plan genuinely more efficient, or am I missing something? Total cost of ownership, including PLC and maintenance, is my main concern. Am I overthinking this?

I bought a flat near Anand Vihar two years ago, builder ne bola tha 70L, but by the time registry hui, it was almost 85L with all the 'convenience charges', 'development fees', 'club membership' and what not. Leiah ka toh price range bhi high hai, so imagine the hidden costs. Always ask for a detailed breakup, even if they hesitate. My mistake was trusting the initial quote.
