Did a site visit to Real Shree Shyam Villas last week. Honestly, for ₹1.29 Cr–₹1.45 Cr in Noida Extension, I'm finding the investor sentiment a bit too bullish. Everyone talks capital appreciation, but what about the actual rental yield? Builder ka track record dekha hai, delivery delays are a real concern. I know what builders don't tell you about occupancy certificates. As someone who works in real estate, but buying for myself, I worry about the high investor ratio creating a 'ghost society'. Will there be enough end-users for a healthy resale market later? Seems like pure speculation. Change my mind.

Ek project toh 2 saal late hua tha. Phir finish quality bhi average hi thi. They are known for aggressive sales tactics but follow-through is often weak

Electricity bills, maintenance charges sab sky-high ho gaye kyunki occupancy kam thi. Resale karna chaha toh koi end-user mil hi nahi raha tha. Bhai, ₹1.3 Cr–₹1.5 Cr for 30 units in Noida Extension? Is this even competitive? I was looking at some options near Alpha I Greater Noida, and there you get much more established societies, even if a bit older, for similar or slightly higher prices. Current market conditions in Noida are tricky, demand is there but people are also price-sensitive. Kya lagta hai, is price point par log end-user ke liye lenge ya sirf investors hi ghoomenge?

Haan yaar, 30 units ka project toh bahut chota hota hai. Maintenance bhi costly padta hai baad mein. Ajayabpur ke paas bhi ek project mein yahi hua tha, investors ne le liya aur phir koi rehta hi nahi tha. End-users ke liye toh bilkul nahi hai.
U2, price competitive toh bilkul nahi lag raha. Only 30 units hain, toh exclusivity ke naam pe premium charge kar rahe honge. But with so few units, if most are investors, you'll feel very isolated. Alistonia Estate mein bhi aise small projects hain jahan baad mein resale value ka issue aata hai.

Yeh 'investor playground' wali baat bilkul sahi hai. ₹1.3 Cr mein Noida Extension mein itna high risk lena, especially jab builder ka track record questionable ho, seems mad. As a first-time buyer, I'm already stressed, aur aise projects toh aur darate hain. RERA ke bina toh bilkul bhi nahi jaana chahiye, safety hi nahi hai.
