Anyone compared Realty Buzz Sarthak Homes and Soni Hardik Tower? Which has better carpet area efficiency? Is the resale value better in one vs the other? Honestly not sure where to invest.

So, what did you decide finally, OP? Did you visit both after all these discussions? Any new insights after weighing pros and cons?
It's like choosing between old wine and new, but both have their own set of problems. Sarthak Homes is old, established, but might need repairs and have lower resale growth. Soni Hardik is new, but maybe less value for money in terms of actual usable space. For resale, newer usually wins, but if Soni Hardik has quality or RERA issues, then that's a problem too. Confusing for us first-timers!
Carpet area efficiency is key for me. Soni Hardik Tower ki builder ne bahut marketing ki thi about spacious homes, but actual site visit pe laga ki kaafi space waste ho raha hai balconies aur common areas mein. Realty Buzz Sarthak Homes, being older, might actually have better usable space per sqft. Can anyone confirm this, ya ye sirf mera illusion hai?
Definitely. Older projects like Sarthak Homes generally have better carpet area efficiency. Newer ones compromise on that a lot.
Yes, Sarthak Homes was known for good carpet area back then. Builders used to give more usable space. Now, with newer projects, they reduce carpet area to show lower per sqft rates and compensate with amenities. Beware of the super built-up vs. carpet area trap!
I actually visited both last year. Realty Buzz Sarthak Homes in Alpha I Greater Noida felt solid, but the units were definitely showing their age. Plus, the price range mentioned (16-29L) for a 2011 project seems a bit high for current resale, especially when you factor in renovation costs. Soni Hardik Tower, while newer, had smaller carpet areas for the same ticket size. It's a tough choice for first-time buyers on a budget like us. Did anyone check the exact per sqft rate for Soni Hardik?
Budget mein toh sab mushkil hai. Lagta hai rental hi best option hai abhi for first-timers like us.
Haan, exactly my dilemma! My friend bought a 2BHK in Sarthak Homes back in 2015 for 22L. Now he's struggling to sell it for even 25L. Depreciation is real for older projects if not maintained well. Soni Hardik Tower in Alpha II also had some RERA issues initially, I heard, which makes me nervous. I'm looking near Ajayabpur myself, but the prices are just insane everywhere for new projects.
Sahi kaha aapne. Soni Hardik ka rate around 4500-5000/sqft chal raha tha last I checked, but that was for super built-up. Carpet area pe toh aur kam lagega. Noida mein abhi market thoda slow hai, especially for properties without prime location benefits.
Bhai, Realty Buzz Sarthak Homes toh 2011 ka possession hai. Itna purana project, resale value ka kya scene hoga? Soni Hardik Tower naya hai kya, ya woh bhi second-hand market mein hi milega?
Exactly! 2011 means loan eligibility bhi dekhni padegi. Plus maintenance cost. Soni Hardik might be a better bet for future appreciation, even with smaller carpet area.
Haan, Soni Hardik Tower relatively naya hai, 2018-19 ka possession tha. But carpet area efficiency is a real concern wahan bhi. Dekho, Sarthak Homes ki quality achhi thi us time, but it's old now. Maintenance costs bhi dekhni padengi usmein.
