30% upfront for booking is way too much, avoid that! Standard is usually 10-20% for booking, then construction-linked payments. 90% before finishing is also a huge risk. What if they never finish?

Property registration charges aur other hidden costs. Builder agreement mein sirf basic price hota hai, baad mein pata chalta hai ki utility charges, club membership, PLC (Preferential Location Charges) sab add ho jaate hain.
Delivery date ka clause sabse important hai. Penalty kitni hai aur kab se apply hogi, clearly dekhna.
