Is buying property in Bangalore remotely for NRIs actually sensible? I work in real estate, but for my cousin abroad, the whole process for his 2BHK near Sarjapur Road has been a headache. Builder ka track record dekhna, site visit karna... it's tough. He's eyeing Puravankara or Godrej, around ₹1.3 Cr. Not sure if the ROI justifies the stress. What's your experience with remote purchases?

While I agree remote buying has risks, it's also true that many NRIs successfully invest. The key is thorough due diligence. For 1.3 Cr in Sarjapur, Puravankara or Godrej are established names, but even with them, you need local contacts. My friend bought a 2BHK in Agrahara Layout last year, purely based on virtual tours and a trusted relative's site visits. He made sure to verify the RERA registration, builder's past projects, and get a lawyer to review
Honestly, I was looking at a Godrej project near Sarjapur too, same budget. The sales team was super pushy over video calls. They showed me virtual tours, but I felt something was off. It's hard to judge the actual construction quality or the neighborhood vibe without being there physically. How can one trust such a big investment without seeing it firsthand?
True, without seeing it, it's just a leap of faith. And a very expensive one! It's like buying a car without a test drive.
Exactly! Virtual tours are just for show. My friend went to see a flat after a virtual tour and found the actual view was blocked by a huge transformer. You absolutely need someone trustworthy on the ground for site visits and quality checks.
I can totally relate to your cousin's situation. My brother-in-law, who's in Dubai, bought a 3BHK in Akshayanagar two years ago, thinking it was a steal. He trusted a local agent entirely, and now the possession is delayed by almost a year, and the builder is asking for extra charges for 'premium fittings' not in the original agreement. The mental stress is huge, not to mention the financial hit. For 1.3 Cr, Puravankara or Godrej should have a better process, but even they have their share of issues sometimes. Did your cousin get a third-party legal opinion on the builder's RERA documents?
Oh god, Akshayanagar mein bhi yeh haal? I was eyeing a plot there. My hopes are shattered now. Third-party legal check is crucial, I agree.
That's terrible! No, I don't think he got a third-party legal opinion. He relied on the builder's legal team, which now sounds like a huge mistake. The agent pushed him to sign quickly. This 'premium fittings' thing is a new scam, I guess.
Absolutely! Remote buying in Bangalore, especially for NRIs, sounds like a recipe for disaster. My chacha ji tried buying a plot in Aavalahalli and got stuck with a legal dispute for years. Site visit toh must hai yaar.
Exactly! Without proper ground verification, you're just signing up for headaches. Builders ke promises pe bharosa nahi karna chahiye.
Sahi baat hai! My uncle faced similar issues with a builder near Adigara Kallahalli. Legal trouble is the worst, especially from abroad.
