Since January I've been shortlisting flats in this city, even though I'm based overseas now. I work in real estate, so I know the super area vs carpet area games, but buying for myself from afar feels different. I'm looking at a M3M project on Golf Course Extension, maybe a 3BHK around ₹3 Cr. My parents can visit, but it's not the same as being there myself. Is buying sight unseen, even with family checks, just asking for trouble? Should I prioritize projects with an OC already?

Bhai, you're right to be nervous. Remote buying in Gurgaon is a minefield. Builders promise the moon, but ground reality is something else. My cousin bought a flat in Badshahpur last year, thought it was done deal, but OC is still pending, construction quality is 'adjust kar lo' type. M3M ka track record bhi mixed hai, especially with delivery dates. ₹3 Cr is a huge amount to risk from abroad.
