Remote investment in Bengaluru: Is negotiation real?
Since January I've been shortlisting flats in Bengaluru for investment. I'm based in Dubai, so site visits aur paperwork sab remote se karna padega. Dekh raha hoon Axis Capstone projects near Kannamangala - Ballari road; prices for a 2BHK are around ₹1.2 Cr. Builder quote toh fixed lagta hai. But does price negotiation actually work in Bengaluru? Kitna realistically knock off kar sakte hain from the listed price? Also, as an investor, construction-linked payment plan smarter hai ya one-shot down payment? I'm worried about legal clarity with power of attorney for possession and then rental management. Broker ke through jaana sahi hai ya direct builder se? Mera main goal toh ROI maximize karna hai. Any tips on navigating this market remotely?

Negotiation in Bengaluru is tough, bhai. Especially for projects from big builders like Axis Capstone. They hardly budge from their listed price.

Exactly! I tried negotiating for a flat in Akshayanagar last year, builder was firm. Ended up getting maybe 1-2% off, that too after a lot of push. Don't expect miracles, especially for a new launch.
