My agent keeps pushing Vijayanagar for investment, but I'm in Dubai, can't visit. What's the ground reality on appreciation and tenant demand? Is the resale market actually liquid? Concerned about water supply too.

For a first-time buyer, maybe check out smaller, more local builders but with a solid delivery record in areas like Arekere. Wahaan abhi bhi thoda scope hai for appreciation compared to core Vijayanagar.

But the demand is mostly for rentals, not outright purchases, unless it's a very new project. Have you looked at the RERA status of the projects your agent is pushing? Builder ka naam kya hai?
U1, water supply is a real issue. Mera friend wahaan rent pe rehta hai, borewell pe depend karte hain poora. Summer mein toh tanker mangana padta hai. Plus, resale market for smaller units is slow, especially if you're not getting a good deal on the purchase. I'd rather look at something near Baiyappanahalli Metro corridor for better infra.
