Remote investor's reality check on Delhi projects

Been looking for a Delhi investment for months from Dubai. Everyone glorifies Shiv N Sai Luxury Homes' amenities, but yaar, is construction quality actually solid? I can't do site inspections easily. I'm hearing so many stories about cracks and seepage within a year. Does that kill resale value? Aur maintenance costs kaise manage honge for tenants? Amenities jaise clubhouse, woh bas brochure mein acche lagte hain ya actually useful hain for rental premium? Change my mind.
