Bhai, without visiting, it's a huge risk. Specially with builder delays. Rental yields are never what they show. Personally, I'd say visit once, even if for a short trip, or have a very trusted relative do a thorough check.
Totally agree with U2. My friend booked in Sector 137 with a big builder, advertised completion 2022, still waiting. Rental yield they showed was 5%, but after maintenance, property tax, and vacancy periods, he's barely getting 2.5-3%. And finding a reliable tenant remotely is a nightmare. Especially in areas like Ajayabpur, where new projects are still coming up, supply is high. Be very, very careful.

Hey, I'm in the same boat! Also looking at Noida from abroad. POA is my biggest worry. POA process isn't too complicated if you have someone trustworthy. I got mine done from the Indian consulate here in the UK. Main thing is to make sure the POA document is specific about what powers you're giving. For registration, your attorney needs to be there, sign papers.
