₹78 lakh for a 2BHK in Vasundhara or a 3BHK in Crossings Republik. I'm in Dubai, so site visits are impossible. How do fellow NRIs handle property purchases and rental management in Ghaziabad from abroad? Any recommendations for trusted property managers or legal services for Power of Attorney?

The main challenge is not just buying, but the rental management part. Finding a reliable property manager in Ghaziabad is like finding a needle in a haystack. Most are just brokers who disappear after finding a tenant. Does anyone have actual experience with a professional property management company that handles everything end-to-end, including repairs and tenant issues?

I'm also an NRI, based in the US. I bought a 2BHK in Abhay Khand a couple of years ago. The best way to handle PoA is to give it to a very close family member (parents, siblings) whom you trust completely, and even then, make it a Specific Power of Attorney, not General. For rental management, I hired a small local agency, but it requires constant follow-ups. Unhone initial agreement mein bahut help ki thi, but baad mein thodi lax ho gaye.
Specific PoA is definitely the way to go. General PoA is too risky, heard many stories of misuse. Be very careful.
U6, that's a good tip about Specific PoA. Can you recommend the local agency you mentioned? Or any legal firm that helped with the PoA drafting? I'm in a similar boat, looking at Vasundhara.
Dekho, Crossings Republik mein 3BHK for 78L sounds decent, but only if the builder is super reputed. PoA ke liye you need someone you trust blindly, not just any legal service. My uncle recently bought in Indirapuram and faced issues even with a local manager. Have you checked the RERA status and builder's past projects for both locations? It makes a HUGE difference.
Sahi kaha, builder ka track record is everything. Warna phase jaoge, especially jab aap yahan nahi ho.
U3, RERA status toh online mil jaata hai, but actual ground reality different hoti hai. Builders often delay. Currently, Ghaziabad market mein delays bahut common hain, especially post-COVID. Crossings mein inventory bhi kaafi hai, so rental demand might not be as strong as you'd think.
Totally agree, U1! Remote se manage karna is a huge headache. PoA bhi risky hai if not done properly.
Bhai, remote property management in Ghaziabad se toh darr lagta hai. Especially with Vasundhara's rental yield not being super high. I've heard so many horror stories about tenants and maintenance issues. How will you even keep track from Dubai? Mera friend ka flat Ahinsa Khand mein hai, usko bhi bahut problem aati hai.
