Did some remote research on UPSIDA Site C for an investment property. I'm based in Dubai, so can't do site visits myself, relying on community info. Prices there feel a bit steep for a 2BHK, like 70-80L. Is that justified for the current infrastructure and upcoming projects like Jewar? Honestly, I'm worried about legal clarity with some older projects and the resale market later. Would it be easy to sell a 2BHK there in 3-5 years if needed? What's the ground reality on property titles and OC here?

I looked at a property near Ajayabpur, which is somewhat close to Site C, a couple of years back. The legal clarity was a huge red flag for me. Many older projects had issues with leasehold conversions or pending dues with the authority. My lawyer advised against it unless the builder could provide a clear title deed and all NOCs upfront. Don't just rely on agent talk, get a proper legal due diligence done, especially since you're not here to check physically.
Not all, but it's more common with smaller, less reputed builders. Always check if the land is directly allotted by UPSIDA/GNIDA or if it's a private land acquisition. The latter needs more scrutiny, as the original land owners might have disputes, which causes issues with titles.

Jewar ka hype kab tak chalega, koi nahi jaanta. Ground pe toh abhi bhi roads aur basic facilities ka wait hai. It's a gamble.
But future potential bhi toh hai na? Jewar airport will change everything. Long-term investment ke liye, it might pay off. Alpha II mein bhi pehle koi nahi sochta tha ki itna rate badhega, but now look at it.
Totally agree. Mere dost ne bhi dekha tha, bol raha tha connectivity abhi bhi issue hai, especially from main roads.
