Finding it tough to gauge Shiv N Sai's actual construction quality remotely from Dubai. Are there specific things to check in progress photos or video calls? Worried about long-term maintenance issues impacting ROI.

My cousin bought a flat in Anand Vihar during lockdown without seeing it, based on a friend's recommendation. Big mistake. The plumbing issues started within months. For Shiv N Sai, since it's completed (Possession 2024-03-01), try asking for a detailed walk-through video focusing on corners, ceiling joints, and water pressure. Don't just rely on general shots.
Yeah, builders are masters at hiding flaws. My friend hired a local property consultant to do a video walk-through for her in Delhi. Cost her a bit, but saved her from a huge headache. Maybe an option for you?
Good point about corners and joints. What else specifically should we ask them to show?
Remote site visits for quality are 100% useless. You need to be there physically. Simple as that.
Shiv N Sai Luxury Homes, right? Checked their details on Propmyna. It says RERA Not Applicable, and only 4 units. That's a huge red flag for me, especially for a 'Luxury' project in that price range (₹90 L – ₹1.5 Cr). Small builders sometimes cut corners. Did anyone confirm why it's RERA NA?
Exactly, U5! Small projects with RERA NA are always dicey. I saw one in Ansal Villas, same situation, 4-5 units. The builder just disappeared after taking 80% payment. In today's market, with so many options, why take such a big risk? Current market conditions are tough enough without these added worries.
RERA NA for a completed project is really strange. Doesn't that mean it falls under some older regulation or is too small to be registered? That's a big risk for first-time buyers like us.
Totally feel you, U1! Remote buying is such a gamble. I'm looking at a place near Alaknanda, and the builder sends glossy pics, but the actual site might be totally different. How do we even verify material quality without being there?
Exactly! They only show the 'good' parts. No builder sends videos of leaky pipes before selling.
Alaknanda mein kaafi projects hain. For material quality, you can ask for specific brand details of fittings, tiles, paints. Then cross-check online. But yes, seeing is believing. Remote can only do so much.
Yaar, I'm trying to check Shiv N Sai's construction quality remotely from Dubai, and it's a nightmare. Just seeing photos and videos, how can you tell the actual build? Worried about future maintenance costs eating into my ROI. Anyone bought there or nearby? Any specific things to zoom into during video calls? It's a completed project, so no more site visits for me.
Totally agree. My brother faced issues with another builder after remote booking. For Shiv N Sai, that ₹90L - ₹1.5 Cr range is significant. Have you checked reviews about their past projects, if any? Builder ka track record matters a lot.
Haan bhai, same problem. I'm also a first-time buyer and super confused about what to trust remotely.
