Rent-free life: Krisumi Suites worth the EMI?
Under-construction projects get a bad rap, but honestly, I'm eyeing Krisumi Waterfall Suites and thinking it's time to take the plunge. I'm so fed up of renting, yaar. My landlord just hiked the rent again, so I'm finally serious about buying. This Krisumi project looks good on paper, nice amenities and all, but is it genuinely good to live in daily? Matlab, are the amenities actually usable ya fir sirf show-off ke liye hain? Aur neighbourhood kaisa hai wahan ka? Schools, markets, daily convenience — is it all sorted or will it be a headache? I'm worried about buying into hype. I just want a good home, not just an investment. ₹1.71 Cr is a big EMI for me. So, is Krisumi worth it for a first-time buyer like me? Change my mind if you think I'm wrong.

Honestly, at ₹1.71 Cr, and with a possession date of Dec 2028, you're paying a premium for future potential. The Gurugram market is hot right now, but who knows what 2028 will bring? It's a long wait. I'd rather pay a little more for a ready property or something with a much closer possession date. Rent-free life is appealing, but not at the cost of sleepless nights.
The amenities are usually for show-off only, unless it's a very established builder with a proven track record. For Krisumi, being a JV, it's a bit of a gamble. What about the school options nearby? That's my main concern. I have two young kids.
I heard their price range is actually between ₹1.7 Cr and ₹2.2 Cr depending on the configuration. For a first-time buyer, this is a massive chunk of change. Don't just look at the EMI, consider the down payment, registration charges, and future maintenance. It all adds up. Are you sure about the builder's local reputation?
1.7 Cr for an under-construction 2BHK? That's a lot, especially with the current interest rates. Have you explored ready-to-move options in areas like Badshahpur or even further down towards Sohna? You might get something decent for that budget, without the possession risk.
Sahi baat hai. Badshahpur mein options hain, but they don't have that 'luxury' feel. The Krisumi Waterfall Suites are pitching themselves as premium. That's why the price is high, I guess. Total units are 320, so it's not a massive complex which can be good.
Ready-to-move options are good but they often lack the modern amenities Krisumi is promising. Plus, the price difference for similar quality in ready vs under-construction is usually big. But yes, builder risk is real. My cousin got stuck with a project near Baharampur Naya that got delayed by 4 years.

I visited their site last month. Amenities look great in the brochure, but the actual progress was a bit slow for my liking. The location is good, though. Near Sector 36A. Connectivity is decent.
Bro, same situation here! Landlord issues are real. Krisumi *does* look tempting, but that price tag for an under-construction project, that too by 2028 end, is making me nervous. My friend booked in a similar high-end project near Airport Road last year and is still regretting the delay. Have you checked the RERA status properly?
